Step 3

Property checks

The landlord asks Thirteen to provide the full housing management service.

After recording all the details about the property and talking through the process with the landlord, our lettings expert visits the property to review it and take some photographs. They also gather information about the checks needed on the home, such as the gas safety and electrical checks, and energy performance certificate.

Step 4

Finding a tenant

All the property details are put onto the Thirteen website where potential tenants can search for their new home.

We advertise the home on social media, Rightmove and Gumtree and we also go out and about in the local neighbourhood to promote your property and use our extensive contact lists to try to find a suitable tenant for the home.

Step 5

Checking the tenant

We know that it’s vitally important to find the right tenant for your property.

Once we find a tenant for your home, we obtain references and carry out credit checks and affordability assessments; accompany them on viewings of your property; prepare tenancy agreements and inventories; collect deposits and rent payments; hand over the keys to their new home.

Step 6

Managing the property and tenant

Once the tenant is living in your property, we visit to inspect it every six months.

We deal with any rent arrears, arrange for emergency repairs and contact you to approve all other repairs. Our expert staff will be the first point of contact for your tenant, leaving you to focus on the other areas of your business and life!
