Drone shots show affordable new homes taking shape across Middlesbrough [Archived]

Stunning aerial photographs have captured hundreds of much-needed affordable homes taking shape on three of our sites across Middlesbrough.

The developments, on sites at Gresham, Brambles Farm and Grove Hill, bring a combined 546 new homes.

These range from apartments and bungalows to four-bedroom houses, and all of them have been made available for affordable rent.

Affordable rent is set at up to 80% of the local private market rent, with rates in Middlesbrough being among the lowest in the country.

Here’s a breakdown of our three big Middlesbrough developments…

Union Village, Gresham

Our Union Village development has regenerated a site off Union Street in Gresham, bringing 145 new two, three and four-bedroom homes.

The development, which is now fully occupied, is made up of a mix of houses, apartments and bungalows.

We have delivered it in partnership with Middlesbrough Council, Tees Valley Combined Authority, and Homes England.

Kedward, Brambles Farm

Our Kedward development at Brambles Farm is due for completion early in the new year, and will provide 105 new, high-quality homes.

They consist of two, three and four-bedroom houses, two and three-bedroom bungalows, and one-bedroom apartments.

Hillside Gardens, Grove Hill

Children from Beech Grove Primary School chose the name “Hillside Gardens” for our new housing development in Grove Hill.

A total of 296 two, three and four-bedroom houses and bungalows are being built to replace homes demolished more than a decade ago.

More than 60 homes are currently occupied with the rest of the development due for completion in summer 2026.

Local Lettings Policies are in place for all three of the developments, which set out the criteria for how homes are allocated.

As part of this, preference is given to people who have a local connection to Middlesbrough.

'Great to see smiles on people's faces'

Sharon Thomas, our chief investment and property officer, said: “It’s great to see these neighbourhoods taking shape and the smiles on people’s faces when they move into their new homes.

“But there’s a heck of a lot more to be done. There are about 13,000 households on council waiting lists for housing in Tees Valley, so we really need to close the gap between supply and demand as quickly as possible.

“We delivered 650 new homes in 2024/25 – which is a record high for us – and we expect the government’s strong commitment to boosting social and affordable housebuilding will enable us to really ramp that up in the coming years.”

'Thirteen is setting a high standard'

Middlesbrough Mayor Chris Cooke added: “These homes are really impressive, Thirteen is setting a high standard with its recent developments. This type of housing is exactly what the people of Gresham, Grove Hill and Brambles Farm deserve.

“I’m determined that we get the right mix of affordable housing right across Middlesbrough and will continue to work with Thirteen and other partners to make that happen.”

The homes on all three of the Middlesbrough developments have been built by North East-based Esh Construction.

Mark Binns, Operations Director at Esh Construction, said: “In being awarded these key contracts in Middlesbrough, Esh was tasked with building the homes people need and we have supported Middlesbrough Council and Thirteen Group’s ambitions to help reinvigorate these communities.

“Seeing these projects close in on completion and the first residents settling into their new homes recently has been a proud moment for our team and is a testament to the strong working relationship we have developed with Thirteen Group.”
