We work on a number of major schemes to regenerate larger areas of housing across the Tees Valley area.

The Victoria Estate in Stockton town centre comprises 254 homes, including:

  • 140 three bedroom maisonettes
  • 70 two bedroom ground floor flats
  • 44 one bedroom flats. 

After consulting with residents, it was decided to split the scheme into five phases for demolition.

The planning for the redevelopment the estate is continuing but it’s hoped that the new development will lead to an urban village to provide older people’s housing.

Regeneration schemes in:


Eighty eight properties on Raby Road in Hartlepool were demolished between 2013 and 2015 to clear land for redevelopment. New housing in the area is being developed in a number of phases. Phase one consists of 33 homes.

We’re currently consulting with residents in Raby Square and Chatham Gardens to seek their opinions on further development.

A local neighbourhood initiative has secured £1m through Big Local Lottery funding to develop housing in North Ormesby.

Thirteen is working with Middlesbrough Council, North Ormesby Neighbourhood Development Trust and Accent Group on the project. The council will introduce a landlord licensing scheme for private landlords and Thirteen has entered into an agreement to invest in the area.

Windlestone House is a building in Billingham next to local shops. Originally made up of a local housing office with flats above.

The area will be landscaped and we are currently consulting with local residents to finalise these plans.
