  • the type of tenancy you have 
  • your rights and responsibilities 
  • our responsibilities as your landlord

Tenancy types 

We offer different types of tenancy depending on: 

  • whether you’re a new or existing customer 
  • the type of home you’re moving into 
  • your personal circumstances

Working from home 

If you’re working remotely for an employer – using a laptop or phone – you don’t need permission from us. 

But if you’re planning to run a business from home, you’ll need written permission from your Housing Services Coordinator.

Thinking of moving?

If you’re thinking about leaving your home, we’re here to support you through the process. 

We can help you:

- stay in your current home 

- transfer to another Thirteen property 

- swap homes with another tenant 

If you’re moving to another Thirteen home, your notice period may be different to the standard four weeks – we’ll talk this through with you. 

Once you’ve given notice, we’ll: 

  • call you to discuss next steps 
  • arrange a home inspection 
  • check your rent account 
  • look at any repairs or issues 
  • answer your questions 

Before you move, please make sure your home is: 

  • clean and clear of rubbish and belongings 
  • safe and tidy, including the garden 
  • in good decorative condition 
  • with all fixtures and fittings intact 

If there are any issues, we’ll let you know what needs fixing before you leave. If they’re not resolved, we may charge for repairs – we’ll always discuss this with you first. 

We may advertise your home during your notice period and ask if you’re happy for us to arrange viewings. We’ll always book appointments with you in advance. 

Towards the end of your notice period, we’ll arrange a final visit to: 

  • collect your keys 
  • carry out final checks 
  • confirm everything is ready for your move 

If you’re moving to another Thirteen home, you’ll only receive the keys once: 

  • your rent account is clear 
  • any property issues are resolved 

We understand that plans can change. If you decide to stay or need more time to move, just let us know. 

To help make moving day easier: 

  • tell your utility providers and give final meter readings 
  • update your Housing Benefit or Universal Credit claim 
  • remove all belongings and rubbish 
  • tidy your garden and clear sheds or greenhouses 
  • hand over all keys and fobs 

You’ll usually need to give four weeks’ notice. Your notice period starts from the next closest Monday.
