Our improvement work is ongoing. We regularly plan updates for homes in different areas.
What we do – and when – depends on things like the age of your fixtures and fittings, and rules around heating and electrical systems.
We work to meet the Government’s Decent Homes Standard by:
- replacing windows and external doors
- updating kitchens and bathrooms
- modernising heating systems
- upgrading electrical wiring
- repairing roofs and guttering
- improving fences and boundaries
- installing fire safety systems in multi-storey buildings

Upcoming maintenance
We manage around 35,000 homes, so we plan our investment work carefully over time.
Some work takes months or even years to complete. It depends on the age and condition of your home, and any rules around heating or electrics.
We’ll always contact you well in advance before any work starts on your home.
Our investment process
We want the process to be smooth and stress-free for you.
Before we start, a surveyor will visit your home to check the age and condition of your fixtures and fittings.
This helps us decide what needs updating.
If needed, we’ll invite you to a local consultation event. You’ll find out what’s planned before, during and after the work.
You’ll also get to see samples of the products we’ll use for kitchen doors, worktops, bathroom tiles and flooring - so you can choose the style or colour you prefer.
We’ll visit you again to explain what you need to do before work begins. If you have health or medical concerns, we’ll assess your needs.
Other staff – like kitchen surveyors – may also visit to help plan the work.
You won’t need to move out. We’ll keep disruption to a minimum, but there may be some dust and noise.
We’ll let you know when we need access to your home. Services like gas, electricity or water might be switched off for short periods, but never overnight. We’ll always give you notice.
If you need the work to happen at a different time, speak to your investment liaison adviser.
We’ll send you guides and more details about the work. If you have questions, just ask our on-site staff.
Once the work is finished, we’ll inspect your home to check everything’s done properly.
We’ll ask you to fill in a satisfaction survey. We’ll respond to any issues and use your feedback to improve.
You might be eligible for a disturbance allowance or decoration voucher - depending on the size of your home and how disruptive the work was.
