Developments recently completed

These developments include:
We have completed work at our development in Heighington, Newton Aycliffe. The development consists of 15 homes and is made up of 10 two-bedroom houses for affordable rent and 5 three-bedroom houses for shared ownership.
Windsor Place, Shotton
We developed nine units for affordable rent at Windsor Place in Shotton, County Durham.
The properties are part of an 86 home development by Keepmoat Homes which began in October 2013. All homes were completed between December 2014 and November 2015.
Wide range of schemes
The Stables, Red Hall
We developed 12 homes for affordable rent at The Stables, Red Hall in Darlington. This included two, three and four-bedroom houses for affordable rent and shared ownership.
We’ve recently completed a 34 home scheme at Glebe Road in Darlington. Constructed by Esh Property Services they include:
- 21 two-bedroom houses
- 2 two-bedroom apartments
- 9 three-bedroom houses
- 2 four-bedroom houses.
Twenty homes are for affordable rent and fourteen are for shared ownership.
We started on-site in October 2014 and the properties were ready to move into in January 2016. The scheme was grant funded by the Homes and Communities Agency.
Westbeck, off Stooperdale Avenue
We completed a development of six new homes at our Westbeck site off Stooperdale Avenue in Darlington. This included four houses for affordable rent, made up of 2 two-bedroom houses and 2 three-bedroom houses.
The homes were completed in spring 2018.
We worked on developing two homes for affordable rent on Hartington Way in Darlington. This included 2 two-bedroom bungalows. The homes were completed in March 2018.
For rent and sale
Newholm Court in Hartlepool is a development of 31 homes which are made up of 16 two-bedroom and 15 three-bedroom houses available for affordable rent.
We have completed the second phase of our development at Raby Gardens - known as Willow Fields - in Hartlepool.
The development includes 64 homes which are made up of: 26 houses for affordable rent including 22 two-bedroom and 4 three-bedroom houses; and 38 two-bedroom bungalows for affordable rent and shared ownership.
This scheme started in September 2014 with properties completed for occupation in January 2016. The development provides 30 properties for rent and affordable ownership, which include:
- 25 two bedroom apartments (two for shared ownership and seven for outright sale)
- One 1 bedroom apartment for outright sale
- Four 2 bedroom bungalows - two for shared ownership, two for outright sale.
The accommodation is aimed at people over 55 years old with most apartments and bungalows featuring level access bathing facilities.
Completed in early 2016, we have one 3 bedroom house and two 2 bedroom houses on this larger site being developed by Esh. These properties offer family accommodation and customers are charged affordable rent for all three properties.
Range of developments
We've completed work on-site at our development for Bohouse North, Middlehaven in Middlesbrough. The development consists of 40 apartments made up of 24 one-bedroom and 16 two-bedroom apartments for affordable rent. You can get more information about Bohouse North.
Roworth Road, Middlesbrough
In July 2021 we completed work on-site at our development on Roworth Road, consisting of 89 homes made up of: 28 two-bedroom bungalows for affordable rent; 4 three-bedroom bungalows for affordable rent; 35 two-bedroom houses for affordable rent; and 22 three-bedroom houses for affordable rent.
High Farm, Normanby
In December 2019, we complete a development of seven homes at High Farm in Normanby. The properties include: two 3-bedroom houses for shared ownership; two 3-bedroom houses for affordable rent; two 2-bedroom houses for affordable rent; and one 2-bedroom house for shared ownership.
Bishopton Road, Grove Hill
In March 2020, we completed a development of 92 homes for affordable rent on Bishopton Road in Grove Hill.
This is phase two of the Grove Hill development and is made up of two and three-bedroom bungalows and two, three and four-bedroom houses.
Rose Cottage, Stainton
We completed phase three of a development of new homes at Rose Cottage in Stainton. The development is made up of eight houses for affordable rent, including 4 two-bedroom houses and 4 three-bedroom houses.

Beechfield Court and Beresford Crescent
Beechfield Court and Beresford Crescent was completed for occupation in March 2015. The scheme supports independent living for older people including extra care and some sheltered housing units.
The scheme includes two bedroom bungalows and apartments and offers:
- spacious rooms with balconies or roof terraces
- safe outdoor space
- all homes have their own front door giving privacy and independence
- additional facilities such as bistro and hairdresser
- on-site care services if needed.
Extra care properties within the scheme are allocated through referrals from social services - customers would need to have a requirement for care services.

Cornforth Walk (also known as Corsham Walk) is a 16 home scheme that began on-site in March 2014 and was completed in April 2016.
The scheme consists of:
- 12 two bedroom houses
- 2 two bedroom bungalows (with level access bathing facilities)
- two 3 bedroom houses.
All properties were built for affordable rent.

This is a 28 home scheme which was completed in early 2016.
The development is made up of:

Just off Longlands Road close to Middlesbrough town centre, this development consists of 52 two and three bedroom homes completed between July 2015 and February 2016. It includes:
- 28 homes available for affordable rent
- 10 homes for outright sale
- 14 homes for shared ownership.
The Ridings is within easy reach of everyday amenities including shops, parks, schools and medical facilities.
Newcastle, Gateshead and Sunderland
Rutherford Manor, Benton
Our development at Rutherford Manor in Benton, North Tyneside consists of 3 three-bedroom houses for shared ownership.
Thirteen worked alongside Barratt and Keepmoat Homes to develop these homes as part of a much larger site called The Rise.
Construction began in March 2013 and 39 homes have been completed in a number of phases for occupation, 12 of which were available for shared ownership. Properties, include:
- 16 three-bedroom houses
- 12 two-bedroom apartments
- 8 two-bedroom houses
- 3 four-bedroom houses.

Thirteen is working alongside Keepmoat to develop this site. The development includes homes for a mix of shared ownership and affordable rent, including:
- 6 three bedroom houses
- 2 two bedroom houses
- 6 two bedroom apartments
- 8 semi-detached family houses.
All properties are now completed and ready for occupation.
Grindon - also known as Barnes View in Sunderland
We worked on a development of homes at Grindon in Sunderland. Also known as Barnes View, the development includes 40 apartments which is made up of: 32 general needs apartments and eight specialist housing apartments.
Whitby, Chancel Meadows
We've completed work on a new site in Whitby called Chancel Meadows. The site included 190 homes comprising two, three and four-bed houses for outright sale; two-bed bungalows for outright sale; two and three-bed houses and two-bed bungalows for shared ownership; and two, three and four-bed houses and two-bed bungalows for rent.
The scheme is mainly for home ownership with half of the site being for outright sale and a significant number for shared ownership.
Broughton Manor, Malton
We developed a mix of one and two-bedroom homes at our Broughton Manor site in Malton, North Yorkshire. The homes offer properties for shared ownership and social rent.
Sowerby Gateway, Hambleton
In the Hambleton district of North Yorkshire, Sowerby Gateway was constructed by Galliford Try in conjunction with North Yorkshire County Council. Ninety properties were ready for occupation in June 2016, including 32 for outright sale.
Work on our properties began in October 2014 and are being developed specifically for older people. Properties for outright sale are marketed by Linden Homes through Luke Miller Estate Agents.
Our properties within this larger scheme include:
- 26 two bedroom bungalows for affordable rent and outright sale
- 64 one and two bedroom apartments for outright sale, shared ownership and affordable rent.

Galley Hill, Guisborough
We have a development of new homes in Galley Hill, off Stokesley Road in Guisborough. The site provides a mix of homes for affordable rent and shared ownership, with a total of 49 properties including one-bedroom apartments and two and three-bedroom houses.
Marske Road, Saltburn - known as Larkfields
We worked on a development of 17 homes for shared ownership and affordable rent on Marske Road in Saltburn. The development, known as Larkfields, includes: 13 two-bedroom houses; and 4 three-bedroom houses;
Eston Community Village
This development is in Eston has 51 homes on the site. We worked in partnership with Redcar and Cleveland Council on the development which includes:
- 13 bungalows for people over 55 years old
- 38 apartments with supported care including nine for specialist dementia care (Rosedale House) and 12 for mental health (Ripley Court).
Work started on the site in June 2015 and was completed in Winter 2016.

Located in Guisborough, this scheme was completed for occupation in December 2015. We have 13 properties within this larger scheme including:
- seven 3 bedroom houses - five for affordable rent and two for shared ownership
- six 2 bedroom houses - four for affordable rent and two for shared ownership.
High Farm, Normanby
This development is made up of three and four bedroom houses at Normanby in Middlesbrough.
We are providing affordable housing on this Taylor Wimpey site and have 16 homes on the development. The homes benefit from beautiful kitchens with integrated hobs, oven and extractor hoods. Mickledales, also known as Rowan Garth
The Mickledales development provides a mix of homes for affordable rent and shared ownership. We have 20 homes that offer two and three- bedroom houses.
Rowan Garth was completed in April 2019.
Newton Wood, Guisborough
We worked on a development of 17 homes at Newton Wood in Guisborough. The homes include two and three-bed houses available for affordable rent and shared ownership.
We completed work at our Junction Road development for 10 homes made up of 9 two-bedroom houses and 1 three-bedroom house for affordable rent.
Morley Carr Farm
We were the affordable housing provider on this larger 350 unit scheme in Yarm. Construction has completed and we have 70 properties on the scheme: 21 for shared ownership and 49 for affordable rent. Properties include: 20 one-bedroom houses; 29 two-bedroom houses; 21 three-bedroom houses.
Following the demolition of properties on Swainby Road, Thirteen took 30 homes as part of this much larger site between 2015 and 2019.
Our properties include a mix of apartments, bungalows and houses for affordable rent, including: 4 one-bedroom apartments, 4 two-bedroom apartments, 6 two-bedroom bungalows, 2 two-bedroom houses.
Phase three of the development at Queensgate provides 21 homes in Stockton, including houses for affordable rent and shared ownership, made up of: 13 two-bedroom houses and 8 three-bedroom houses.
We developed a site on Alma Street in Stockton town centre to provide 34 apartments, houses and bungalows for affordable rent.
We have provided 20 homes on Stockton's riverside at North Shore Road. Known as Infinity Riverside on the north shore of the River Tees, the development provides high quality housing in a fantastic location with stunning views of the river.
Our homes at Infinity Riverside includes: 20 houses for shared ownership: 12 two-bed and 8 three-bedroom homes. The whole scheme includes 126 new homes and Fusion Hive.
Phase three of the Parkfield development brings 52 homes for affordable rent including: tw and three-bedroom houses.
Thirteen has developed a range of two-bedroom bungalows at Witham in Stockton available to older people for shared ownership.
Green Lane, Yarm
We developed 41 homes on Green Lane in Yarm. The development is made up of 41 houses for affordable rent and shared ownership, and includes 37 two-bedroom houses and 4 three-bedroom houses.

West End Gardens - Parkfield
West End Gardens is a new development of houses, bungalows and apartments in the centre of Stockton. It offers a range of affordable homes for sale, help to buy, shared ownership and rent. We worked on the development with Stockton Borough Council.

Winford House, Billingham
The scheme - constructed by Keepmoat - provides 38 self-contained one and two bedroom apartments for independent living for the over-55s, with care services on-site if needed. There is a communal residents' lounge, scooter/wheelchair store, staff office, carers’ office and changing/shower room, communal garden, cycle store, external clothes drying area and car park.
Twenty eight apartments are available for affordable rent, five apartments are available for shared ownership and five apartments are available for outright sale.
Work began on site in July 2014 and the properties were ready for occupation in November 2015. We worked in partnership with Stockton Borough Council to deliver this scheme.

The scheme at Blenheim is to be delivered in two phases in partnership with Stockton Borough Council. The scheme involved the demolition of Blenheim House and bungalows on Sherwood Road. Phase one was completed in December 2014, with 12 two bedroom bungalows now occupied.
The second phase of this scheme which is being constructed by Keepmoat is expected to be ready for occupation in November 2016, and will consist of:
- one 2 bedroom bungalow
- 15 one bedroom apartments for customers with learning disabilities.
All applicants to the scheme will have their needs considered by a panel made of representatives from Stockton Borough Council and Thirteen Group.

Hardwick, Meadow Rise
Keepmoat are the contractor building homes on behalf of Thirteen as part of a much larger development called Meadow Rise.
Construction began on our homes in September 2015 and all properties are due to be available by April 2016.
The scheme will be made up of:

- six 2 bedroom houses.

This development lies just off Yarm Road and the site has been divided into a number of phases, with phases one and two now completed. Properties on the development include:
- 10 two bedroom apartments for affordable rent
- three 3 bedroom houses all for shared ownership
- 13 two bedroom houses, six of which were available for affordable rent and seven for shared ownership.
Urlay Nook, Eaglescliffe - known as Sadlers View
We have 29 homes as part of this wider scheme of 145 houses: 19 of these will be available for affordable rent; the remaining 10 will be available for shared ownership.
Property types at Urlay Nook will include: 21 two bedroom houses and eight three bedroom houses.
