A £2.37million investment project at a Middlesbrough sheltered housing scheme is complete.
Delivered through our Capital Delivery Framework by North-East regeneration specialist RE:GEN, the project at Bellamy Court in Pallister Park has seen a wide range of upgrades to homes and communal areas.
Customers and colleagues marked the completion of the improvements with a celebration.
The scheme has undergone a major transformation, including the installation of a new roof, a full heating system replacement, upgraded security and CCTV, improved ventilation, refreshed communal decoration and flooring, new fire doors, emergency lighting, and other essential upgrades.
Work also included replacing the main entrance doors and curtain glazing throughout the block, as well as installing a new warden control system for customers.
Together, these have significantly improved safety, comfort and energy efficiency across the building.
Customers have been involved at every stage of the project. Before work began, they were invited to meet the team and give feedback on the plans.
Thirteen’s investment area manager Claire Atkinson said: “It’s fantastic to see the improvements complete and to celebrate with our customers, who have been involved from the very beginning. Creating a personalised and welcoming environment was our priority, and our customers’ feedback helped shape the choices.
“This investment is about supporting our customers now and in the future, and ensuring Bellamy Court continues to be a place they feel proud to call home. With support from the scheme’s living well coordinator, customers can continue living independently in a setting that meets their needs.”

Bellamy Court consists of 47 homes close to Middlesbrough town centre, providing sheltered accommodation for people aged 60 and over.
This project forms part of Thirteen’s wider investment programme, which has seen thousands of homes across the North-East and Yorkshire benefit from major improvements over the last year.
